Quick answer
The Balmoral is the strongest all-round festive landmark beside Waverley for first visits and spa time. The Caledonian suits West End spa and pool plans; Market Street Hotel is the practical rail-arrival base between Old Town and New Town; Kimpton Charlotte Square and Gleneagles Townhouse cover quieter New Town luxury; The Witchery is the Castlehill specialist; Prestonfield is the parkland retreat; Virgin Hotels and Wilde suit Victoria Street and Grassmarket itineraries; and Motel One Edinburgh-Royal is the compact central value-style option.
All ten hotels are editorially researched from existing BestUKHotels.com hotel records. No BestUKHotels.com stay, market visit or Hogmanay attendance is recorded. Market and Hogmanay dates were checked on the official Winter Festival pages on 3 November 2026 and remain subject to organiser updates.

Ranked for festive city or countryside breaks using published hotel evidence—spas, neighbourhoods, family set-ups and walk-home usefulness—not by live rates or unverified event dates.
The Balmoral
LuxuryNew Town, Edinburgh- Best for
- A first Edinburgh visit, rail arrivals, landmark luxury, spa time and families wanting a central full-service hotel.
- Trade-off
- Princes Street is busy and a castle-facing category can cost substantially more
Edinburgh’s landmark all-rounder: a full-service five-star hotel beside Waverley, with castle views, family rooms and a pool.
Booking tipBook Deluxe Castle View, Junior Suite Castle View, Castle View Suite or Family Castle View Suite; Old Town View is a separate category.
The Caledonian Edinburgh
LuxuryWest End, Edinburgh- Best for
- Spa breaks, families wanting a pool, West End plans, connecting rooms and travellers arriving through Haymarket.
- Trade-off
- No on-site self-parking or valet parking
A grand West End railway hotel with castle views, a serious spa and an indoor pool, well suited to families and longer city breaks.
Booking tipKeep with Castle View in the Premier or suite name. Two Queen Bed Premier Room with Castle View is published for four; King Premier without the view label is different.
Market Street Hotel
Upper mid-rangeOld Town, Edinburgh- Best for
- Rail arrivals, short city breaks, contemporary design and travellers splitting time between Old Town and New Town.
- Trade-off
- Cozy rooms start at 19 square metres
A contemporary Old Town hotel directly above Waverley for travellers who value train convenience, modern rooms and skyline views.
Booking tipBook the named outlook you want: Cozy prioritises compact value, while Vista and selected higher categories add city views or more space.
Kimpton Charlotte Square Hotel
LuxuryNew Town, Edinburgh- Best for
- Couples, spa weekends, business stays and travellers who prefer the quieter western New Town.
- Trade-off
- The hotel spans historic townhouses, so room layouts and routes vary
A stylish New Town spa hotel for travellers who want an indoor pool, Georgian-square atmosphere and a calmer West End base.
Booking tipRoom sizes and layouts vary across the connected townhouse buildings; choose the named category and confirm lift and pool access if important.
Gleneagles Townhouse
LuxuryNew Town, Edinburgh- Best for
- Couples, design-minded city breaks, St Andrew Square dining and travellers who prefer an intimate luxury hotel.
- Trade-off
- No on-site or valet parking
A polished 33-room New Town hotel for travellers who want Georgian character, a social club mood and a guest-only rooftop bar.
Booking tipNook rooms are intentionally compact and attic-like; compare the named category, outlook and bath preference before booking.
The Witchery by the Castle
LuxuryOld Town, Edinburgh- Best for
- Romantic celebrations, atmospheric Old Town stays and travellers who want the hotel itself to feel like an occasion.
- Trade-off
- Historic buildings and individual layouts demand careful access checks
The most theatrical romantic stay in central Edinburgh: nine individually designed suites in historic buildings beside the Castle.
Booking tipStudy the exact suite page and access route. Every suite has one king bed, no extra beds are available and layouts differ sharply.
Prestonfield House
LuxurySouthside, Edinburgh- Best for
- Romantic breaks, celebrations, drivers, Arthur’s Seat and travellers who want a secluded hotel experience.
- Trade-off
- Not a walk-out city-centre base for most sightseeing itineraries
A romantic 23-room country-house experience within Edinburgh, trading walk-out sightseeing for parkland, drama and privacy.
Booking tipPick the room for mood and floor as well as price; top-floor Luxury Bedrooms have mansard ceilings, while larger Estate Rooms add space and views.
Virgin Hotels Edinburgh
Victoria Street / Old Town, Edinburgh- Best for
- Couples seeking an Old Town design hotel with a specific Castle-view room or a larger Castle-view suite.
- Trade-off
- The Chamber is 24 square metres; the view does not make it a large suite
A design-led Victoria Street option with two named Castle-view choices. Terrace and Balcony categories do not themselves establish the view.
Booking tipChoose Chamber King Castle View or Castle View King Suite; confirm an alternative arrival route if stairs are unsuitable.
Wilde Edinburgh Grassmarket
Grassmarket / King’s Stables Road, Edinburgh- Best for
- Families and groups wanting a kitchen and a Castle-view apartment, including a published six-person option.
- Trade-off
- Some rooms are reached only by stairs; access must be confirmed for the named view apartment
The apartment-style choice when a Castle view must work for a larger party. Match the named view apartment to your group and check beds and servicing.
Booking tipReserve the apartment name containing Castle View and specify every guest; confirm bed allocation and stairs.
Motel One Edinburgh-Royal
BudgetOld Town, Edinburgh- Best for
- Rail arrivals, first visits, solo travellers, couples and short stays built around central sightseeing.
- Trade-off
- Standard rooms are deliberately compact at 14 to 16 square metres
A compact budget-design hotel beside Waverley that gives short-break visitors an unusually central base without paying for a full-service luxury set-up.
Booking tipChoose the room name deliberately: The One For One is 14 square metres, The One is 16, Family One is 20, and the view category is the only one that promises a historic-centre outlook.
Choose by the Christmas break you want
If you want landmark luxury beside Waverley with a spa
Choose The Balmoral. Confirm family rooms, spa access and room outlook for Princes Street activity.
If you want a West End spa and pool base
Choose The Caledonian. It suits Usher Hall and western New Town plans more than a pure Old Town crawl.
If you want the simplest rail arrival for a mixed central programme
Choose Market Street Hotel and ask where the room faces because the station-side setting stays busy.
If you want Castlehill atmosphere above all else
Choose The Witchery by the Castle and expect crowds, gradients and controlled access on peak festive nights.
If you want a compact central value-style room
Choose Motel One Edinburgh-Royal on Market Street. Compare room sizes carefully; parking is not on site.
This guide is for travellers combining Edinburgh’s Christmas markets with a city break—and, where relevant, Hogmanay—who need a shortlist based on existing hotel evidence rather than seasonal slogans. We favoured hotels that already work for rail arrival, spa downtime, Old Town atmosphere or compact central value, then kept every claim inside those hotel records.

When are the Christmas markets and Hogmanay?
Edinburgh’s Traditional Christmas Markets are published for 14 November 2026 to 3 January 2027, generally 10:00–22:00 daily except Christmas Day, with shorter hours on selected dates including Christmas Eve, Boxing Day, Hogmanay evening and New Year’s Day. Edinburgh’s Hogmanay is published as a four-day programme from 29 December 2026 to 1 January 2027. Recheck Edinburgh’s Christmas and Hogmanay before booking non-refundable rooms—street controls and last services change by night.
How we chose these hotels
Location relative to Waverley, Princes Street, the Old Town and Grassmarket mattered as much as facilities. Spa hotels earn their place only where the existing record documents a pool or thermal offer. We never show room rates—use each card’s Stay22 link for live availability.

Quick answers
Common questions about Christmas hotels in Edinburgh
Practical answers for areas, spas, families and booking checks. Event dates stay as editor TODOs until confirmed from official sources.
Which area is best to stay in for Edinburgh Christmas markets?
Princes Street, the Royal Mile approaches and the Old Town or New Town fringe are the usual festive bases. The Balmoral and Motel One sit beside Waverley; Market Street Hotel splits Old Town and New Town; Kimpton and Gleneagles Townhouse favour the western New Town; Virgin Hotels and Wilde suit Victoria Street and Grassmarket routes. Confirm the current market map before locking a non-refundable room.
Where should I stay for Hogmanay?
Central hotels reduce late-night transport risk, but street closures and crowd controls change by year. Waverley-side and Old Town addresses trade convenience for noise; Prestonfield only works if you have a realistic late taxi or bus plan. Recheck official Hogmanay guidance for the exact night rather than relying on a previous year’s map.
Do these Edinburgh Christmas hotels have spas?
The Balmoral, The Caledonian and Kimpton Charlotte Square publish indoor pool and spa or thermal facilities on their existing records. Gleneagles Townhouse publishes gym and wellness studios without a swimming pool. The other hotels on this list are chosen for location, design or value rather than a destination spa.
Which Edinburgh Christmas hotel is best for families?
The Balmoral and The Caledonian publish family-friendly room evidence on their existing records; Wilde offers larger Castle-view apartments for groups; Motel One publishes a Family One category. Confirm beds, occupancy and any spa age rules before booking.
Is Edinburgh Waverley or Haymarket better for a festive stay?
Waverley is stronger for Princes Street, the Old Town and most central market routes. Haymarket suits western New Town and West End plans. Neither station removes hills, closures or last-service checks on peak festive nights.
Methodology
This shortlist re-ranks ten existing Edinburgh hotel records for Christmas markets and Hogmanay planning. Hotel claims reuse those records only. We checked Edinburgh’s Christmas Traditional Markets dates (14 November 2026–3 January 2027) and Hogmanay window (29 December 2026–1 January 2027) on the official Winter Festival site on 3 November 2026. Opening hours can still change—recheck before travel. We did not stay at the hotels or attend the events for this guide.
