Quick answer
Choose Cuillin Hills for a named bay-view room category and grounds, The Bosville for central evenings, or The Portree Hotel for a Somerled Square coach arrival. The Rosedale puts you beside the harbour but requires stairs; The Royal offers selected sea-view rooms; Marmalade is elevated above town. Compare The Skye Inn for unreserved on-site parking, Tongadale for a central restaurant-and-bar base, The Caledonian for breakfast and limited rear parking, and seasonal Viewfield House for woodland grounds. Confirm the exact room outlook and arrival route before booking.

Hotels in Portree
Ranked by the selection criteria for this guide. Check the exact room, terms and inclusions before booking.
Cuillin Hills Hotel
Portree- Best for
- A first Skye road trip with hotel dining and a quieter return after sightseeing.
- Trade-off
- An outskirts address rather than a central street
A Portree-edge stay for travellers who want bay-facing grounds and a restaurant rather than a room above the town centre. It balances access to the northern touring routes with an evening at the hotel; confirm the room outlook instead of assuming every category has the same view.
Booking tipAn outskirts address rather than a central street
The Bosville
Portree- Best for
- Travellers who value a central town address and an on-site restaurant and bar.
- Trade-off
- A lively town setting rather than an isolated retreat
Choose The Bosville for central Portree evenings: the Dulse & Brose restaurant and Merchant Bar sit within the hotel, and the town is the point of the stay. This is a different proposition from a secluded country house. Compare room size and outlook, then settle the parking plan before arriving with luggage.
Booking tipA lively town setting rather than an isolated retreat
The Portree Hotel
Portree- Best for
- Citylink arrivals and travellers prioritising the town square over a harbour outlook.
- Trade-off
- Public parking rather than a private hotel car park
A square-side base for coach arrivals who want to drop their bags before deciding where to eat. Antlers Bar & Grill and the West Highland Bar give it an on-site evening option. The advantage is arrival convenience, rather than a guaranteed sea view; its own directions explicitly say there is no private car park.
Booking tipCheck the room floor, evening meal and public parking plan before paying.
The Rosedale Hotel
Portree- Best for
- Harbour-led stays with a specifically confirmed sea-view room.
- Trade-off
- Stairs are involved in access and there is no lift
The harbourfront choice for travellers who want the water beside the building and are comfortable with stairs. Converted cottages create different rooms rather than one uniform layout. Select the outlook explicitly and allow for the climb back into town; the booking notes say the hotel has no lift, no porterage and no private parking.
Booking tipBook a confirmed harbour-view room and check stairs, breakfast inclusion and cancellation terms.
The Royal Hotel
Portree- Best for
- Central Portree stays combining hotel dining with a confirmed sea-view bedroom.
- Trade-off
- Sea views apply to selected bedrooms
A Bank Street hotel for travellers who want a traditional hotel evening with the option of a bay outlook. Tianavaig Restaurant and Macnabs Bar make dining and a drink possible in the same building. Some bedrooms have sea views, so choose the room category for the outlook rather than assuming the whole hotel shares it.
Booking tipAsk for the named sea-view category and written confirmation of parking and any access needs.
Marmalade Hotel
Portree- Best for
- A Portree base with a restaurant and separation from the central streets.
- Trade-off
- The return from town involves its hillside setting
Marmalade is the Portree alternative for travellers who prefer a manor-house setting above the town to a central terrace. The Chargrill restaurant makes an evening at the hotel possible. Its elevated position is part of the appeal, but the walk back and assigned room category matter more than a general promise of views.
Booking tipThe return from town involves its hillside setting
The Skye Inn
Portree- Best for
- Drivers and travellers wanting on-site dining outside the immediate town square.
- Trade-off
- The route from Somerled Square includes a hill
The practical alternative to a square-side hotel when on-site parking and a walk into Portree are more important than a harbour bedroom. Its FAQs describe free parking without reserved spots, a bar and food service, and a walk to the square. The arrival directions include an uphill section, which matters with luggage or after dinner.
Booking tipCheck the uphill arrival route, room access and parking availability for your stay.
Tongadale Hotel
Portree- Best for
- A central street address with a restaurant and bar for Portree evenings.
- Trade-off
- Parking arrangements are not verified here
A Wentworth Street choice when the town matters more than a view-led hotel setting. The official site documents a restaurant and bar as well as bedrooms. It earns its place as a central alternative, but the published practical information is limited: room outlook, parking and access require a direct conversation before booking.
Booking tipConfirm the room, parking and any live music or event affecting your dates.
The Caledonian
Portree- Best for
- Central stays where included breakfast and a confirmed rear parking arrangement matter.
- Trade-off
- The property explicitly states it does not have wheelchair access
A small central guest-accommodation option for travellers who want breakfast and a limited private-parking possibility rather than a resort experience. The official site describes twelve en-suite bedrooms and parking at the rear. Check whether a space is available for your dates: limited parking is a useful difference, not a guarantee for every room.
Booking tipConfirm rear parking availability and the exact bed configuration before booking.
Viewfield House
Portree- Best for
- Seasonal country-house stays in Portree with time to enjoy the grounds.
- Trade-off
- Normally open only from mid-April to mid-October
A country-house option within Portree for travellers who want woodland grounds and a house-style evening rather than rooms over the central streets. The official site distinguishes the main house from the Old Stables. Its seasonal opening is decisive: choose this for a planned spring-to-autumn stay, then confirm the building and dinner arrangement.
Booking tipConfirm seasonal opening, main house versus Old Stables, and the dinner arrangement.
Choose by your priorities
If you want a bay-view room and hotel grounds
Compare a named Premier or Premier Deluxe category at Cuillin Hills; the Standard category faces gardens.
If you want central dining and a harbour outlook
Compare a Premium Double at The Bosville and check its top-floor stair route and parking arrangements.
If you arrive by coach with luggage
Start with The Portree Hotel on Somerled Square; then confirm the assigned bedroom floor.
If you need parking at the accommodation
Compare The Skye Inn, remembering that its free on-site spaces cannot be reserved.
Quick picks: best Portree hotels
For hotels in Portree, start with the choice you will notice every evening: a harbour-view bedroom, a short route to dinner, or a car park at the hotel. These priorities overlap, but none follows automatically from a Portree address. This shortlist stays within Portree, including its edges; it does not substitute hotels in Uig, Broadford, Edinbane or Sleat to reach ten recommendations.
Our first comparison is Cuillin Hills for a bay-facing room category and grounds, The Bosville for central evenings, and The Portree Hotel for the simplest square-side coach arrival. Those are editorial choices based on published facilities and location, not a ranking of guest scores or live prices. Viewfield House and The Caledonian broaden the choice with country-house and smaller guest-accommodation options; check their different operating and meal arrangements.
| Hotel | Choose it for | View or arrival distinction | Check before paying |
|---|---|---|---|
| Cuillin Hills Hotel | Bay-facing grounds and hotel dining | Premier and Premier Deluxe advertise sea views; Standard rooms face gardens | Named view category and the route back from town |
| The Bosville | Central evenings with restaurant and bar | Premium Double rooms are top-floor and harbour-facing | Stairs, outlook and overnight parking |
| The Portree Hotel | Arriving by Citylink | On Somerled Square, beside coach arrivals | Public parking limits and the assigned room floor |
| The Rosedale Hotel | Sleeping beside the harbour | Harbourfront cottages; views vary by room | Stairs, no lift, no porterage and no private parking |
| The Royal Hotel | Traditional hotel dining near the bay | Selected sea-view rooms on Bank Street | Exact outlook and any parking allocation |
| Marmalade Hotel | An elevated hotel setting with dinner on site | Above the centre, with Chargrill restaurant | Return incline, room outlook and parking |
| The Skye Inn | On-site parking and an inn evening | Springfield Road; the route from the square goes uphill | Unreserved parking and complete room access |
| Tongadale Hotel | A Wentworth Street base with food and a bar | Central street location rather than a verified view promise | Room details, parking and events on your dates |
| The Caledonian | Breakfast and limited rear parking | Smaller guest accommodation on Wentworth Street | Space availability; the property says no wheelchair access |
| Viewfield House | Woodland grounds and a country-house stay | Portree outskirts; main house and Old Stables rooms | Seasonal opening, building and dinner arrangements |
Harbour-view rooms
A view of Portree Bay is a room feature to buy deliberately. At Cuillin Hills, the official room descriptions separate garden-facing Standard rooms from sea-view Premier and Premier Deluxe rooms. Turret Deluxe rooms have their own layout appeal but do not promise the Cuillin outlook. If the view is the reason for the stay, a larger room is not necessarily the right upgrade.
At The Bosville, Premium Double rooms are described as top-floor, front-facing and harbour-view. Ordinary Double Rooms sit at the rear; Twin Rooms have garden views. That is a useful distinction for anyone comparing only the headline nightly rate. Check the stairs before choosing a top-floor room, particularly if you are carrying luggage from the coach.
The Rosedale offers the most immediate harbourfront setting in this comparison, in former cottages on Beaumont Crescent. Many rooms have harbour views, but layouts and outlooks differ. Its booking notes are unusually clear about the practical cost: no lift, stairs to breakfast, no porterage and a hill or stairs into town. Choose it for the setting only if those access arrangements suit everyone travelling.
The Royal is another central contender for a selected sea-view room, with Tianavaig Restaurant overlooking the bay. Ask which bedroom category has the view and whether it is full or partial. Marmalade offers an elevated coastal outlook rather than a room directly on the pier. Treat photographs of the best room as examples, and have the outlook recorded in your booking confirmation.
Hotels within walking distance of restaurants
If choosing where to stay in Portree means keeping dinner simple, compare the square and central streets first. The Portree Hotel is on Somerled Square; The Bosville is on Bosville Terrace; Tongadale and The Caledonian are on Wentworth Street; The Royal is on Bank Street. These are the central choices when being in town matters more than retreating into grounds.
The Bosville’s Dulse & Brose and Merchant Bar, The Portree Hotel’s Antlers and West Highland Bar, Tongadale’s restaurant and bar, and The Royal’s restaurant and Macnabs Bar all offer a possible evening in the same building. Reserve the actual table you want and check service on your dates. A bedroom reservation does not establish that dinner is included or that your preferred sitting is available.
The harbourfront is close to the central streets but involves a climb back from the water. Higher or edge-of-town hotels need a different calculation. Marmalade describes a short walk from the centre; Cuillin Hills and The Skye Inn each publish a roughly ten-minute town walk. Those are hotel estimates, not measured step-free routes or guarantees for a guest with luggage. The Skye Inn’s own directions explicitly include the hill on Home Farm Road.
Viewfield House offers paths down to the village from its woodland setting. Check the surface, lighting and the best route for your party before relying on an evening walk. Its dining page describes breakfast and an evening pie service; confirm the current arrangement when booking rather than treating it as a conventional restaurant with flexible sittings.
For a short stay, our preference is to choose one reliable dinner on the first night, then leave some flexibility in later plans. A room with a view is less useful if reaching every meal becomes a journey nobody wants to repeat.
Parking and arriving by car
Separate private hotel parking, an unreserved public space, and permission to unload. They are three different arrangements. Cuillin Hills advertises free customer parking. The Skye Inn publishes free on-site parking but says spots cannot be reserved. The Caledonian describes limited parking at the rear. The Royal advertises private parking, but you should establish the entrance, allocation and whether a space can be held for your arrival.
The Portree Hotel and The Rosedale explicitly say they have no private car park. For The Bosville, Marmalade, Tongadale and Viewfield House, settle the current arrangement directly; this guide does not promise a reserved space. Ask where a large vehicle can turn, whether bags can be dropped legally and what happens if you return late from a day out.
The Highland Council Somerled Square listing gives charging hours of 8am–6pm every day and a two-hour maximum stay. It is a town-centre short-stay option, not a place to leave the car all day while touring by bus. Check the signs for the conditions that apply outside charging hours rather than assuming that a payment-free period removes every restriction.
The Bayfield listing gives 24-hour charging and a 12-hour maximum stay. Although hotels call it the long-stay car park, that does not mean an unrestricted multi-day stay. Plan the overnight interval and morning departure around the displayed rules. We omit fixed tariffs because they can change; check the council listing and machine before leaving the vehicle.
Plot the route to the hotel entrance, rather than to a postcode centroid or the middle of Portree. Confirm whether your mainland journey uses the bridge or a booked ferry, and build in time for unloading and finding the car park. A town-centre room can be an excellent driving base once those final details are settled.
Arriving by bus without a car
The Portree Hotel is our first comparison for a Citylink arrival, because its Somerled Square address removes most of the final transfer. The Bosville, Tongadale, The Caledonian and The Royal offer central alternatives; check the actual pedestrian route and bedroom stairs. The Rosedale adds the harbour descent and a return climb, while The Skye Inn and Marmalade require an uphill route from the centre.
Citylink publishes a Glasgow–Skye route and recommends advance ticket purchase because driver sales depend on available seats. The route page checked on 13 October 2026 links a seasonal timetable covering 19 September–23 December. Use the timetable for your travel date, not a saved departure from a different season. Official Portree hotel directions also describe Citylink arrivals from Inverness and Fort William into Somerled Square; confirm the full journey in the operator’s planner before booking accommodation.
A coach to Portree solves the island arrival, not every sightseeing day. Write down the outward and return connection for each proposed excursion, including a missed-bus alternative. Check local services or a booked tour independently, with its pickup location and luggage rules. Avoid making an evening restaurant reservation dependent on an unverified last return.
For an arrival with heavy luggage, wet weather or mobility needs, compare the final hill and steps before the general distance. Arrange a transfer directly with the hotel if needed and confirm it in advance. For wheelchair travel, discuss the coach booking and the hotel room separately: accessible transport does not establish an accessible bedroom, breakfast route or harbour walk.
Portree hotel booking tips
- Choose the evening pattern first. Use the central streets for spontaneous town dining; choose grounds or an elevated hotel when you want to spend more of the evening there. The Isle of Skye hotel hub and where-to-stay guide help if your itinerary would work better outside Portree.
- Buy the named view category. Record the outlook in the confirmation, then compare bed arrangement and stairs. A garden-facing room may be the better-value choice if most daylight hours will be spent exploring; we have not compared live rates.
- Resolve parking or the coach arrival before paying. A central address can trade a shorter dinner walk for public-parking management. An edge hotel can trade private parking for a hill on the walk home.
- Match breakfast to departure. Check whether it is included, what happens with an early coach and whether the hotel can accommodate your planned timing. Do not assume a room-only rate has the same inclusions as a bed-and-breakfast offer.
- Read the cancellation terms for the actual rate. Compare the total room cost, meal inclusion, parking and transfer costs. Reserve dinner separately and recheck arrangements shortly before travelling.
- Check opening dates for an off-season stay. Viewfield House normally opens from mid-April to mid-October. Ask every chosen property about accommodation and food service for the dates you intend to visit; a live website is not proof that all facilities operate year-round.
Our editorial suggestion is three nights if you want two full touring days and an opportunity to change their order. A two-night stay gives one full day; a single night can work as a stop but leaves little room for a disrupted arrival. These are planning choices, not claims about a minimum stay imposed by the hotels. Check prices and suitable room categories early, then book terms you can live with: this guide does not report live availability or claim that the whole island is sold out.

Quick answers
Common questions about hotels in Portree
Practical answers for comparing the shortlist before you book.
Which Portree hotels have harbour-view rooms?
Cuillin Hills advertises sea views in Premier and Premier Deluxe categories; The Bosville specifies harbour views for top-floor Premium Doubles. The Rosedale and The Royal have selected sea-view rooms. Confirm the exact category: a harbourfront address or a larger room does not guarantee the outlook.
Where should I stay in Portree without a car?
Start with Somerled Square and the central streets. The Portree Hotel is on the square where Citylink arrives. The Bosville, Tongadale, The Caledonian and The Royal are central alternatives. Check the final pedestrian route, stairs and the return connections for each sightseeing day separately.
Can I leave a car at Bayfield for the whole stay?
Do not assume an unrestricted stay. The Highland Council listing checked on 13 October 2026 gives 24-hour charging and a 12-hour maximum. Read the current signs and plan the overnight interval and morning departure accordingly.
Which Portree hotel should I compare for mobility needs?
Start with the required access route, rather than a general hotel ranking. The Skye Inn publishes an accessibility guide; Cuillin Hills and The Royal advertise specific access room categories. Confirm availability and the bathroom, dining and arrival routes directly. The Rosedale has no lift and stairs to breakfast; The Caledonian states it does not have wheelchair access.
Is Portree a better base than Broadford?
Our Portree shortlist prioritises town evenings and a northern touring plan. If bridge arrival, departure or southern days dominate, compare Broadford in the island where-to-stay guide before committing. This is an itinerary choice, not a claim that Portree is nearest to every sight.
Can I book Viewfield House in winter?
Its official website normally describes opening from mid-April to mid-October. Confirm the dates directly; do not assume year-round accommodation because the website accepts enquiries.
Methodology
Ten Portree properties compared using official accommodation and practical information, Highland Council parking listings and the current Citylink Glasgow–Skye route page, checked on 13 October 2026. The Caledonian is smaller guest accommodation and Viewfield House is a seasonal country-house stay. Walking times, where mentioned, are hotel estimates. No stay, access survey or live price comparison was undertaken. Hotel photographs are official property images used with permission.
